Do I really need 20% down to buy a home?
Nope — that's the biggest myth in real estate. Plenty of buyers put down 3–5%. FHA loans allow 3.5%, some conventional loans allow 3%, and VA/USDA can be 0% for those who qualify. Pennsylvania also has first-time buyer programs that help with the down payment. Putting down less than 20% just means a small monthly PMI cost that drops off later.
How much are closing costs in Pennsylvania?
Budget roughly 2–5% of the purchase price for buyers — that covers lender fees, title, transfer taxes, and your appraisal. PA transfer tax is a notable line item here. Sometimes we can negotiate for the seller to help cover some of it. I'll always walk you through the real numbers before you're committed to anything.
What's the very first step to buying a home?
Get pre-approved by a lender before you look at houses. It tells you your real budget, makes your offers competitive, and costs you nothing. What does it cost to work with you as a buyer?
For buyers, my compensation is typically paid at closing rather than out of your pocket — and I'll always be completely upfront about exactly how that works before you commit to anything. What's my home actually worth?
The online estimates (Zillow, etc.) are a starting point, but they're often off by a lot because they can't see inside your home or know your street. How long does it take to sell a home?
It depends on price, condition, and the market, but once we list, many well-prepared homes in our area go under contract in a matter of days to a few weeks, then take roughly 30–45 days to close. The prep beforehand (pricing, photos, staging) is what makes that timeline fast — that's where my marketing background earns its keep.
Should I buy first or sell first?
It's one of the trickiest parts of moving, and the right answer depends on your finances and the market. There are smart ways to bridge the timing so you're not stuck owning two homes or scrambling for a place to live. Is now a good time to buy (or sell)?
Honestly? The best time is when it's right for you — your life, your finances, your timeline — not when a headline says so. What credit score do I need?
Many loan programs work with scores in the 580–620+ range, and there's often more flexibility than people expect. Even if your credit isn't where you want it, getting pre-approved early surfaces anything to fix — sometimes small moves make a big difference. Don't count yourself out before you ask.
